VA Home Loans & Other Benefits for Veterans

Military service can open the door to benefits that go far beyond discounts. Veterans, active-duty service members and some surviving spouses may qualify for home loan programs, health care, disability compensation, education assistance and other valuable benefits.

VA Home Loan Benefits

VA Home Loans: This is a BIG one that is often overlooked. The VA Home Loan program can make buying a home considerably easier for eligible veterans and service members. VA-backed purchase loans generally do not require a down payment when the purchase price does not exceed the appraised value, and borrowers do not have to pay private mortgage insurance (PMI). VA loans may also offer competitive interest rates and limits on certain closing costs.

The VA loan benefit is not limited to first-time buyers. Eligible borrowers can use the benefit more than once, and VA programs are also available for refinancing, including Interest Rate Reduction Refinance Loans and cash-out refinancing.

Most borrowers need a Certificate of Eligibility (COE) showing that they meet military service requirements. Borrowers must also meet the lender’s income, credit and occupancy requirements.

Don’t overlook the VA funding fee. Many VA borrowers pay a one-time funding fee instead of monthly mortgage insurance. However, some veterans and service members are exempt, including many veterans receiving VA compensation for a service-connected disability.

VA Disability Compensation

VA Disability Compensation: Veterans with an illness or injury caused or made worse by military service may qualify for monthly tax-free disability compensation. Veterans can also file claims for conditions that appear after leaving the military when those conditions are connected to their service.

VA Health Care

VA Health Care: Eligible veterans can apply for VA health care, which may include primary care, specialty care, mental health services, prescriptions, preventive care and other medical services.

Education & Training Benefits

VA Education Benefits: Programs such as the GI Bill can help eligible veterans and service members pay for college, graduate school, vocational training, apprenticeships, certification programs and other approved education expenses. Some unused education benefits may also be transferable to eligible spouses or children when program requirements are met.

VA Pension Benefits

VA Pension: Some wartime veterans with limited income and financial resources may qualify for a monthly VA pension. Additional benefits may be available to veterans who need help with daily activities or who are housebound.

Benefits for Spouses, Dependents & Survivors

Family and Survivor Benefits: Spouses, dependent children, survivors and caregivers may qualify for their own VA programs. Benefits can include health care, education assistance, survivor compensation, home loan eligibility and caregiver support depending on the veteran’s service and circumstances.

Florida Veterans Benefits

Florida veterans may qualify for additional state benefits on top of their federal VA benefits. These can include property-tax exemptions, hunting and fishing benefits, education programs, employment assistance and other services.

2026 Florida Veterans’ Benefits Guide: The Florida Department of Veterans’ Affairs publishes a free guide explaining federal and Florida-specific benefits available to veterans and their families. It’s a great place to start if you aren’t sure what programs you may qualify for. :contentReference[oaicite:4]{index=4}

Tip: You don’t have to figure all of this out on your own. Leon County Veteran Services can help local veterans and their families understand benefits and file claims, and their assistance is free.
